Assess Your Finance And Lending Capabilities

Ready to start investing in duplexes but haven’t secured the finance? No matter what your property development goals are, 99% of the time you need finance to achieve them! If you have already consulted with a bank or broker simply let us know what they have advised you, or provide any approvals you already have in place.

We are happy to offer a FREE, no obligation second opinion called a Financial Health Check. We work with some of the top finance professionals in Australia and have access to over 30 bank and non-bank lenders. We can also arrange private development funding.

We can provide you with a confirmed borrowing level – it could be higher than you think which will allow you to see a larger development profit or expand your project.

NOTE – You must have sort some financial advice before we can proceed past this point.

Strategy and Planning

Missing this important step is where many property development investors and developers come unstuck – and it’s a costly mistake!

With our extensive experience in both finance and property development, we can help you create a strategy that will work for you on this project – and the others to follow. This strategy will allow you to plan your property investment over the coming years, set goals, and monitor your progress.

As part of our service, we will help you to reassess your strategy once a year and after every project. If you already have a strategy, we can work with you to make it a reality.

Project Review / Due Diligence

Our ready-to-start duplex building and development projects in NSW, VIC, QLD and SA come with detailed due diligence, including:

  • Location information and suburb profile 
  • Site and contour plans – estate information and estate plan
  • Full plans, specifications, and inclusions of the duplex/development build
  • Information on the builder and their past projects including access to display homes
  • Full breakdown of the cost to build a duplex, other costs, and potential development profit and returns
  • Recent and independent sales and rental appraisal

Should you require us to project manage your upcoming or existing duplex building or development project, we will arrange all of the above for you.

Contracts / Finance Approval

We can have contracts ready within 24 hours of a fully refundable $1,000 deposit being paid to the landowner’s representative for our ready to start duplex/development projects in NSW, VIC, QLD and SA.

Should you wish for us to project manage your upcoming or existing duplex/development project, a fee structure will also need to be agreed upon. This can be included in the build price and does not have to be an out-of-pocket expense.

Once contracts are reviewed by your solicitor or conveyancer, the finance process can begin. If you do not have a bank or broker, we can arrange one as we work with some of the top property investment Australia finance professionals. This includes access to over 30 bank and non-bank lenders, and we can even arrange private funding.

NOTE – Upon unconditional finance approval a 5% deposit must be paid to the builder to progress to the next stage. 

STEP

Project Commencement

As soon as the land settles, plans are submitted to council – and we always use a private certifier to speed up the process. If you already own the land, the plans would have been submitted to council as soon as you paid the 5% deposit to the builder.

Plans generally take between 2 – 6 weeks to be approved, and over this time the builder will undertake all of the allowed site works ready to start construction immediately. We then project manage the contraction to completion.
